Work only with a nonprofit, HUD-approved counselor. Visit www.federalreserve.gov/pubs/foreclosuretips/default.htm for help preventing foreclosure. Visit HUD's website for a list of HUD approved counseling agencies at www.hud.gov/offices/hsg/sfh/hcc/hcs.cfm or call 1-877-HUD-1515. 2. Don't pay an arm and a leg. Most HUD-approved housing counselors provide low or no cost counseling services. Don't work with any agency who requires a fee up front or accepts payment by cashier's check or wire transfer only. 3. Be wary of "guarantees." A reputable counselor will not guarantee to stop foreclosure.....only to help you try. 4. Know what you are signing-and be sure you sign it. Don't let a counselor pressure you to sign something you haven't had a chance to read or don't understand. Don't sign blank forms and make sure you don't sign anything that transfers the title of your home to someone else. 5. If it sounds too good to be true, it probably is. If you think you may be a target or victim of foreclosure fraud, trust your instincts and seek help. Report suspicious schemes to your state and local consumer protection agencies which you can find at www.consumeraction.gov/caw_state_resources.shtml
